Building loan application documents
Here are all the documents you need for your building loan application.
Building Contract
A building contract is proof of the partnership between you and your builder and outlines the terms of the building project. The contract should contain a detailed breakdown of all costs and work to be done for the building of a fully completed dwelling or unit, including all internal finishes. Get this document from your builder.
Bill of Quantities
This document is a detailed outline of the different phases that is part of the building process. Each phase will need to be signed off by a quantity surveyor before the next phase can commence.
Get this document from your builder if it’s not already included in your building contract.
Tender and Schedule of Finishes
A detailed list, compiled by your builder, explaining exactly which materials will be used throughout the building process and the required quantities of each material. This document needs to be signed off by a quantity surveyor before you can start building.

Building Plan
The building plan is a graphical representation of what the dwelling will look like once the building process is complete. The building plan does not have to be approved at this stage.
Get this document from your architect or your builder.
Your builder’s NHBRC Registration Certificate
Before we can approve financing for your building project, we need proof that your builder, and the home they intend to build for you, is registered with the National Homebuilders Registration Council.
This council will inspect your property during the building process to ensure everything is up to standard, deal with complaints and non-compliance, and cover your property against major structural defects for a period of five years from the date of occupation.

Absa Minimum Requirements
This document outlines the procedures to be followed when building your project. It is based on the standards set out by the National Building Regulations and Building Standards Act. Your builder needs to agree to build according to these standards before we approve financing for your building project.

Waiver of Builder’s Lien
By signing this document, your builder agrees to hand over all rights to the property and any outstanding money to Absa. Should you owe any money for the building project, the funds will be due to Absa and not the builder.
