  • Limited Campaign for Future bond

    Home loan applicants who accepted to take up the future bond proposition to register a mortgage bond for an additional 20% above the home loan amount will receive the following benefit:

    • First time home buyers will be granted a 50% discount on their bond registration fees (excluding VAT) for the additional 20% above the home loan amount.
    • Customers that are not the first-time home buyers will be granted a 100% discount on the bond registration fees for the additional 20% above the home loan amount.

  • How it works

    • When a customer takes up a new home loan with Absa, the customer can request to register a higher bond amount than the required loan amount.
    • When the property value has increased, having a higher bond amount will enable the customer to apply for access to the additional amount, without the hassle of registering a further bond.
  • Additional information regarding a Future Bond

    • The difference between the loan granted and future bond amount is not automatically available for future take up. A full application to access the additional amount will have to be submitted, and a credit assessment and property valuation will be applicable.
    • Future Bond will not affect the loan repayments as the repayments are calculated on the loan amount paid out.

    Registration of a Future bond of 20% above loan amount. (Example: R 1 Million bond)

    • Bond registration fees on a R1 million bond – R24 560
    • Bond registration fees on a R1.2 million bond – R26 545
    • Difference in bond registration fees to register 20% additional bond amount – R 1 985

    The bond registration fees to register a R200 000.00 bond is R8 485.

    As per the illustration above, there is a saving of R 6 500 (R8 485 – R1 985) by registering the future bond instead of a further bond registration of R200 000 at a later stage.
